When choosing a home to rent the following are worth considering:
How much do you have to spend?
In addition to paying your rent, you’ll also need to budget for Council Tax, gas, electric, water and telephone/broadband. In most cases you will have to pay for your heating and hot water. Don’t forget if you have a TV you’ll need a licence, and household insurance is always a good idea.
Where do you want to be?
Do you need to be close to where you work? Do you want to be near family and friends? Would it be more convenient if you were close to shops and amenities?
The further away from where you need to be usually means extra-costs for travelling.
Do you have a vehicle?
Do you have a car, bike or scooter that needs to be parked either securely or on the street?
Do you require furnished or unfurnished?
You may or may not have furniture or your own. Some properties come fully-furnished, some are completely empty.
When do you want to rent and for how long?
Being clear about the dates you wish to move and whether you’re rental is short or long term will help the LetCo Homes team find the right property at the best price for you.
LetCo has a contractual commitment to its landlords to take up references for all prospective tenants. References are obtained using a professional reference and security verification provider ensuring personal data is protected at every opportunity.
If you are an existing LetCo tenant looking to rent a property from a different LetCo landlord, referencing is still required to satisfy insurance requirements.
Referencing commences once we have received your application to rent and administration fee. Once the process has been started the fee paid becomes non-refundable.
The letting fee is charged to tenants, becoming due when an application to rent is made. It is considered an indication of commitment and does not guarantee the property will be made available to you rent.
Due to the costs immediately incurred when processing an application the letting fee is non-refundable.
All tenants are required to pay a deposit. As a guide, this is normally the equivalent of one month’s rent, paid in advance plus £100.00. These monies will be held by The Deposit Protection Service until the end of the tenancy and are protected by a UK government-backed scheme.
The first month’s rent is payable in advance and monthly thereafter, in advance, by standing order.
Before your tenancy begins LetCo will ensure the property you rent is clean, safe and ready for occupation. An inventory of fixtures, fittings and contents will be prepared and a copy provided to you.
Please be sure you thoroughly check the prepared inventory and notify the LetCo team of any discrepancies before you accept the list as correct. On completion of the tenancy the inventory will be checked and you will be considered liable for any damage or missing items.
Your tenancy will be an Assured Shorthold Tenancy Agreement as defined by the Housing Act 1988, and as amended by the Housing Act 1996. It will usually be for a minimum term of six calendar months. You will receive a copy of the tenancy agreement prior to the commencement of your rental. Should you have any questions regarding your agreement, the LetCo team will be happy to help.
You will be liable for the payment of Council Tax, water rates (including waste water and sewerage), gas, electricity, heating, fuel (where applicable), telephone/broadband/cable and TV licensing. You will be deemed fully responsible for arranging the supply of all utilities immediately upon commencement of the tenancy.
If your accommodation is managed by LetCo, all maintenance and repair work will be organized by the LetCo team, subject to landlord approval.
If you carry out or initiate any works without the express permission of the landlord or an authorized member of the LetCo team, you will be responsible for the total cost, and any further cost incurred due to the need to implement remedial works to rectify substandard work or work that fails to conform to regulation.
It will be the responsibility of the tenant to make good any damage to the property, its fixtures, fittings and included contents, due to accident, misuse or neglect. Any such damage must be made know to LetCo without undue delay, and all remedial work must be coordinated by the LetCo team.
The landlord is responsible for insuring the building(s) in which your accommodation is located, however, this does not cover damage to, or the loss of, personal belongings and for that reason it is recommended that all tenants arrange their own contents insurance cover.
